- Understand the contract first.Florida contracts and closing papers are typically in English. Alex explains each section in Spanish, but not as a certified translation. You’re bound by what you sign, even in English, so ask every question first. For legal advice, talk to a Florida attorney before you sign.
- Go over the loan papers.For most purchase loans, your lender must send a Loan Estimate within three business days after you apply. The Closing Disclosure must arrive at least three business days before closing. Alex reviews both with you. Loan questions go to your lender or a HUD-approved housing counselor.
- Get ready for closing.Alex walks you through each closing paper. Before wiring money, call your title company or closing attorney at a number you already have, not one from an email.

Can I buy or sell if I don’t speak much English?
Yes. Alex takes you through each step in Spanish. He’s Brazilian and also works in English and Portuguese.
Can I sign the purchase contract in Spanish?
Usually not. Standard Florida purchase contracts are used in English. Florida Realtors, a trade group, has Spanish versions for reference only and says they can’t be used as the signed contract. For legal advice, talk to a Florida attorney.
Can I get my loan disclosures in Spanish?
Sometimes. The Consumer Financial Protection Bureau (CFPB) publishes Spanish versions of the Loan Estimate and Closing Disclosure. Ask your lender whether it uses them.
Do I need a Social Security number to get a mortgage?
It depends on the loan and the lender. An ITIN is a number the IRS issues for federal tax purposes to people who aren’t eligible for a Social Security number. Ask each lender what it accepts, and a CPA about taxes.
